Living at Leisureland

Pet Policy

Leisureland's Pet Policy is set forth in Leisureland's Rules and Regulations, which are contained in every lease in the Park.

Park Rule E(9)

Park Rule E(9) provides

HOMEOWNER(S) and RESIDENT(S) may not do any of the following things without the prior written permission of PARK, who may not unreasonably withhold permission:

Keep, maintain, entice or allow any animal to live in or visit at the PARK, except as provided for pursuant to the Americans with Disabilities Act of 1990 ("ADA") and decisions falling thereunder. PARK may give permission to allow HOMEOWNER(S) to keep one (1) cat and/or one (1) dog and only these if the cat and/or dog's behavior does not constitute an annoyance or cause harm to other homeowners or residents within the PARK on condition HOMEOWNER(S) execute a Pet Agreement which shall become part of this LEASE upon execution. Substantial annoyance to others is grounds for termination of tenancy under California Civil Code § 798.56(b).

Owner Responsibilities

  • Responsibility and control

HOMEOWNER(S) expressly agree and acknowledge that they are responsible for, and in control of, any animals brought into the PARK by HOMEOWNER(S), RESIDENT(S) and HOMEOWNER's(S') guests and occupants.

  • Leash requirement

For any animal under the control of HOMEOWNER(S), HOMEOWNER(S) agree to, and understand their legal obligation to, prevent that animal from becoming at large. This means that HOMEOWNER(S) shall keep the animal on a leash not exceeding six (6) feet in length being held in the hand of a person capable of controlling and actually controlling the animal to which it is attached anytime the animal is outside the Mobilehome and/or outside of an enclosed area on the SPACE, including while on the SPACE or anywhere else in the PARK.

  • Pet waste

HOMEOWNER(S) acknowledge that animal waste poses a threat and health hazard to other homeowners, residents, occupants and guests in the PARK, as well as their animals. For any animal under the control of HOMEOWNER(S), HOMEOWNER(S) must immediately pick up and properly dispose of any waste left by such animal in the common areas of the PARK. HOMEOWNER(S) must pick up and properly dispose of any animal waste left on their SPACE on a daily basis.

  • Feeding animals

HOMEOWNER(S) agree not to feed any domestic, feral or wild animal outside their Mobilehome.

Not considered pets

Service & Emotional Support Animals

As referenced above, specially-trained service animals do not count against the Homeowners' one (1) dog and one (1) cat limit as such animals are not considered pets. In addition, Homeowners having documentation meeting the requirements of California Health & Safety Code section 122318 may have an emotional support animal without it counting against the one (1) dog and one (1) cat limit as such animals are likewise not considered pets.
